서울 상업용 빌딩, 7월 거래건수 늘고 거래규모는 줄어

RSquare Analytics, the data arm of commercial real estate firm RSquare (CEO Lee Yong-gyun), analyzed Ministry of Land, Infrastructure and Transport transaction data and found that Seoul's commercial and office property transactions in July 2026 totaled 184 deals worth 2.6272 trillion won. While the number of deals rose from June, total transaction value fell, and unlike June—when a single mega-deal dominated the market—six deals worth over 100 billion won each, spread across Gangnam, Yeongdeungpo, Mapo, and Jung-gu, accounted for 56.9% of July's total. Cumulative transactions for January-July 2026 rose in both count and value compared to the same period last year.

商業用不動産総合サービス企業RSquare（代表イ・ヨンギュン）のRA（RSquareアナリティクス）が国土交通部の実取引価格データを分析した結果、2026年7月のソウルの商業・業務用不動産取引は184件、取引規模は2兆6272億ウォンと集計された。6月に比べ取引件数は増加したが取引規模は減少し、6月は単一の超大型取引が市場を主導したのに対し、7月は江南・永登浦・麻浦・中区などに分散した1000億ウォン以上の取引6件が全体の56.9%を占めた。2026年1〜7月の累計取引は件数・規模ともに前年同期比で増加した。

Si le nombre de transactions a augmenté par rapport à juin, la valeur totale a diminué; contrairement à juin où une seule transaction géante dominait le marché, six transactions dépassant 100 milliards de wons chacune, réparties entre Gangnam, Yeongdeungpo, Mapo et Jung-gu, ont représenté 56,9% du total de juillet. Le cumul des transactions de janvier à juillet 2026 a augmenté en nombre et en valeur par rapport à la même période l'an dernier.
